Let’s call this Part 1
I wanted to talk today about buyer tips. Right now, in Bakersfield, it is a seller’s market (May, 2019), so if you are a buyer we have it like a two and a half to three months of inventory. That means that houses are going quick!
So if you are a buyer, there are some things that you need to keep in mind as you start to go out and look for your homes. There’s a lot of things to know.

Think of it as a funnel
So the first thing you want to keep in mind as you’re looking to buy is your location. I know that’s the joke: location, location, location, but it’s funny because it’s true, right?
Because you will need to know a few things as you begin to search homes:
- Do I want to live in the mountains?
- By the river?
- Do I want to live in town for a specific reason, maybe a specific school district?
- Live by family?
Those are things to keep in mind and it kind of narrows your focus a little bit.
So we’re going to starting with bigger questions as if we are going down a funnel, and then we’re going to bring it down and bring it down further in the funnel.
Then after you’ve figured out, you need to break that down further, okay, with more qualifying questions to ask yourself.
“Do I want to live over on a certain part of town or I want to live in a certain part of town?”
“Do I want to live west side.”
More narrowing down the funnel
Do you want to live in the foothills on the East Side?
Or maybe more in the central part of town or the Southwest? Stockdale Estates? West Side? Rosedale? Northwest?
Again, we’re narrowing the focus a little bit more. Do you want one story or two? Now is when you start to think about exactly what you want because there are a lot of options, lemmetellya!
Do you want acreage? Would you rather have a smaller house or lots of house to go with that land you just bought? What are your priorities there?
Do you want New Construction? There are a lot of new builders in town that have some great floorplans and upgrades included in the building of the house. ????
Now, narrow your funnel down a little bit more: Do you need to make sure you have room for entertaining? Do you want a bedroom for everyone plus an office? These are all very good things to start narrowing down.
Take it or leave it?
How many bedrooms do you want? Do you need room for your Mother-in-law? And then what will be the things that you can take off your list? Is it gonna be something like a pool?
Or maybe you could care less and you say, “I don’t want to pay for the upkeep. I don’t want all that expense that comes with having a pool.” If you make these kinds of decisions in advance, you’ll be a happier shopper.
Or maybe it’s your RV. Maybe you need a space for your RV and you’re tired of paying for the mini storage for your RV to be stored.
Caution: If you have buy a house with a Homeowner’s Association, they may pay for the pool and the upkeep of the pool, but most of the time, you’ll have to store your RV in a storage facility.
The biggest question of all!
What can you afford? What needs to happen in order for you to be able to move?
Do you have everything you want and you’ve already paid off your house and you want to move to an Active Adult 55+ community?
Or are you absolutely at the minimum needed to skim by to get a house? It’s time to figure that out. You’ve got to talk to a lender.
Use the help you’ve earned!
Have you served in the US Military? There are great VA loan programs for you. If you have a gift coming from a family member, that will help with your down payment and monthly. If you are buying for the first time, there’s lots of programs for you as well!
You need to take the time to figure this out on the front end so that you don’t miss out on an opportunity.
It always comes down to what can you afford. Money, Money, Money, Money, Money. And to be clear, there’s no shame in that. It’s legit.
You can’t go out with this dream of owning a home if it’s not gonna be a blessing to you and your family. You don’t need to go through all of this only to be eeking by. That’s not good for anyone. Nobody wants that for you.
One last thing here: Do you have a realtor that understands your goals? #yourfavoriterealtor????????????♀️
You need to have somebody that understands what you want and why, and what your timeline is.
Do you have a month and a half that you’ve got to get out and get the show on the road.
“We want to leave California by such and such date” — or whatever it is, your Realtor needs that information to help you.
So if you are out buying right now, you need to make sure you are pre-qualified, because it is a hot market! We have like two and a half to three months of inventory. So, if you’re gonna do it, do it smart, okay?
